I think what is hard sometimes especially for realtors is to admit that they are not familiar with all the investment terms and processes especially because they want to earn the investors trust and want to show them that they are the most professional and educated realtor you can find and that you should work with them for that reason.
Admitting that they dont know might make them think, you as an investor might rather go with one of the other 10,000 realtors in Austin that knows more about investing.
From my experience as a realtor, if you want to get into dealing with investment real estate, join the clubs, find a local groups that you can work with and follow up!
I think many investors rather work with a new motivated realtor, that admits not to know, but is willing to learn.
The great advantage for the investor here is, if you learned from that investor and are on top of your work, you will most likely be much more loyal to that particular investor and you might bring your best deals first to him.
If you work as an investor with a very established realtor, he will have lots of contacts to send his leads to and who knows how high in his priority you as an investor might be.
